Key Terms & Conditions
Here are the key things you need to know when making a booking direct for a stay with us. The full Rental Agreement Terms & Conditions can be downloaded here.
We use Stripe to process payments securely, accepting most major credit and debit cards, Apple Pay and Google Pay.
- A 30% deposit is payable at time of booking. There is an option to pay the full amount at this point in the process, should you wish to do so.
- For stays booked within 60 days of arrival, the full amount is payable at the time of booking.
- If you opt to pay in full for a booking more than 60 days in advance, you will receive a 10% discount, but please note that bookings made on this basis are non-refundable. See "Option to book in advance on a non-refundable basis" below for more detail.
For bookings made as described above, the cancellation and refund conditions set out in our Terms & Conditions apply. These are summarised below.

Option to Book in Advance on a Non-Refundable Basis
For stays booked 60 days or more in advance, you can select the option on the booking form which allows you to pay the full amount at the time of booking. You will receive a 5% discount if you opt to pay in full when booking a stay 60 days or more in advance.
Advance bookings which receive the 5% discount are made on a non-refundable non-cancellable basis. 100% of the booking cost is payable, regardless of when this type of booking is cancelled.
If you wish to book on a flexible basis, please select the "pay deposit now, pay balance later" option. Bookings made on the Deposit + Balance basis are cancellable as per the table above.
Payment and Pre-Arrival
- When we receive your payment we will email confirmation of your reservation.
- We will email you before we take payment of any outstanding balance 60 days before arrival. This does not apply if you paid in full when first making your reservation.
- A £250 fully refundable security deposit (to cover 'run of the mill' damages) will be taken with your final payment. In the event of no damage being incurred, this deposit is refunded in full. If significant damage is caused, the wider provisions set out in the Rental Agreement Terms & Conditions apply.
- Approximately one week before your arrival, we will email with detailed arrival instructions, including the access code for the doors.
House Rules & Notes
All bookings are subject to our Terms & Conditions. Some key points to note are as follows:
- We're family-friendly, but the nature of the building means it's not ideally suited for children under 5 years of age. We're always prepared to discuss arrangements, so please do get in touch if you'd like to stay with young children.
- We regret that we cannot accommodate pets.
- We do not accept bookings from stag or hen parties.
- Given the irreplaceable stained glass windows, no ball games or similar activities are allowed in the garden. There is ample opportunity at Wark Recreation Ground to exhaust even the most vigorous of teenagers. It's only a few minutes away, via a delightful walk across the North Tyne bridge in the centre of the village.
- Given the specialist flooring, stiletto heels must not be worn inside the building.
- Smoking and vaping are not permitted anywhere inside the property, including the front porch. You may smoke or vape in the garden.
- Please do not use candles of any description anywhere inside the property.
- Please leave your outdoor shoes in the places provided at the doors. So bring your slippers. Or, if you prefer wandering around in socks or barefoot, this ultra-insulated Passivhaus is perfect for that!
